A Physical Needs Assessments (PNA) is an extensive analysis of the property and includes an estimate of the costs to maintain the property over time.
- All major building systems – building envelope, exterior, site, interior finishes, architectural items, etc – are reviewed during an on-site visit. The useful life of the building components are estimated, along with the remaining useful life, to determine when each building component will need to be replaced and the anticipated cost for the replacement or repair.
- The “green” aspect of the PNA takes into account ways to make the property more energy efficient. An “energy audit” is performed, to see how water and energy usage can be improved.
- Some funding sources, such as HUD, are requiring a Green PNAs as a part of the planning and servicing for multifamily housing properties especially the low income projects.
